This land has been more than a home.
It’s been a place for gathering.
For growing food.
For learning, building, connecting.
A lot of love and work has gone into shaping what’s here — not just physically, but energetically.
It’s held food forest workshops, harvest days, late-night fires, early-morning planting.
The kind of place where things grow — on many levels.
The property is 10 acres with a dry creek running through it, with a 3-bedroom, 1-bath home that has a remodeled open kitchen flowing into the living room (about 1,400 sq ft), plus a recently renovated guest house — one large open room with its own bathroom and shower. The main house and guest house have their own septic systems. The kitchen and bathroom in the main house were remodeled recently, as was the entire guest house.
There’s a closed-in barn, a chicken coop with a full run and 30 birds, 16 wicking beds made from half IBC totes, and four large irrigated garden beds. A young food forest is taking shape, also on irrigation. There are 42 mature pecan trees, hiking trails, the beginning of a large and a mid-size pond.
Power is covered by an 11.2 kW solar system with three Tesla Powerwalls.
There are three RV pads with 30-amp hookups.
We’ll be listing the property publicly at $698,000 starting February 1st.
The property is located at 4668 FM 535 Cedar Creek, TX 78612. (There is a caretaker there right now stewarding the land and tending to the birds. DO NOT just show up.)
But before going that route, I want to explore other possibilities — with someone who feels aligned with what this land has been, and what it could become.
There are a few ways this could go:
-
Someone could purchase the property outright and potentially collaborate with me — using the land for long-term or short-term rentals, events, community gardens, retreats, or other shared uses.
-
Someone could buy in as a partner — putting in equity (around 40%) while I take on the mortgage — and we steward the land collaboratively with the same offerings listed in first bullet.
-
Someone could purchase it fully for their own homestead — to live close to the land, grow food, and build their own version of what’s next. Ideally still open to hosting community events.Â
-
Or someone could buy it as a base for a broader community vision — bringing people together with intention and purpose.
I’m open to the right path if the right person or group shows up.
I’d love to stay involved in some way — with the garden, future events, or other shared projects — if that feels aligned on both sides.
Only fill out the form below if you’re SERIOUS about exploring this.
